Asbestos testing and inspections

Old materials don’t tell you what they are made of, so we find out before anyone cuts. An inspector certified by the state health department takes small samples where your work will go, or throughout a house set for demolition, and an accredited laboratory reports on every piece. Above 1 percent asbestos, Minnesota law calls a material asbestos-containing.

Popcorn ceiling removal

That bumpy sprayed finish overhead is one item on the state health department’s list of home materials. A positive lab result means we enclose the room, dampen the finish and scrape it off into heavy bags, leaving bare board for whoever patches and paints.

Asbestos flooring removal

Under a carpet or newer vinyl there may be older tile, black glue or a sheet floor with a paper back. July 1, 2021 ended Minnesota’s flooring exemption for one-family houses and buildings with up to four units. Each layer gets its own result, and we take up only the positives.

Vermiculite insulation removal

Before an insulation, wiring or air-sealing crew goes into the attic, check the fill between the joists. Small pebbles of gold, gray or light brown could be vermiculite. MDH’s advice is to leave it undisturbed and to have a licensed contractor do any removal, which we schedule ahead of that crew.

Asbestos siding removal

MDH names asbestos siding among the products known to contain asbestos. Sound shingles are best left where they are, and damaged ones should be repaired carefully. Where a new window or addition disturbs them, the affected courses come off. We keep them wet, unfasten them whole when possible and wrap them for the landfill.

Remodel and teardown abatement

A gutted kitchen or a cleared lot starts with what sits in the walls and windows: plaster, joint compound, glazing putty. Under state rules the asbestos must be gone before renovation or demolition begins, on houses as on any other building. Our crew goes first; yours follows.

Asbestos testing and removal costs

Nearly 5 in every 10 Minnetonka homes were built before 1980, making asbestos a common issue in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Minnetonka, Deephaven and Excelsior. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Asbestos testing and surveys

  • Testing a few materials, up to about 4 samples$300 – $600+
  • Asbestos survey before a remodel, one house$400 – $1,000+
  • Asbestos survey before tearing down a house$800 – $2,000+
  • Survey of a small commercial or apartment building$1,500 – $4,000+
What is included

Small samples cut by an MDH-certified inspector from what your plans will disturb, or from every part of a house set for demolition. An accredited lab reports on each one, and your written report pins every result to a spot in the house.

Our process

01

Visit and samples

Our first visit is a walk-through, and you lead it. Show us each room and what you want to change there. A certified inspector then samples the materials in that work zone, or all of them if the building is coming down, and the price we give you rests on that lab report.

02

Notice and setup

Before regulated removal starts, MDH must have written notice at least five calendar days ahead, and only the licensed contractor can send it. Setup day follows. You will see plastic sealing off the work area, a HEPA unit holding the air inside under negative pressure, and a shower-equipped decontamination unit at the door.

03

Removal and air clearance

From start to finish the material stays wet, and it leaves in sealed, labeled containers. Air samples are taken while the plastic is still up, and you receive the lab’s air report along with the rest of the job records.

Minnetonka homes and asbestos

Minnetonka grew most in the 1980s, the decade behind about a quarter of today’s homes. The 1950s rank second, at about 1 in 6. Put together, nearly half of the city’s homes were built before 1980, and the median home dates from 1981.

Houses from the 1950s through the 1970s can contain several materials on MDH’s list, from ceiling texture and floor tile to siding and duct insulation. A lab result, not the build year, decides what a material is.

More than a quarter of Minnetonka homes date from 1990 or later. For a house finished after October 1988, a letter from its architect or contractor can stand in for the inspection if it says no asbestos went into the building.

Apartments matter here. About a third of Minnetonka homes sit in buildings of five units or more, and renters occupy more than a quarter of the homes that are lived in. In a building like that, we work out with the manager when crews are on site and which hallway or door the sealed bags leave through, so residents can plan around us.

Minnetonka permits and Hennepin County paperwork

Minnetonka’s demolition permit application has no asbestos section; its pollution item deals with dust control on the site. The asbestos steps for a teardown here come from state rules and from Hennepin County.

Hennepin County runs its own check before any demolition, on houses and commercial buildings alike, and its inspector comes to the property. Keep the asbestos survey and its written report on hand, along with the abatement receipts and the manifests that track where the waste went. County rules also ask for the asbestos to be removed before demolition or renovation. When our part is done, those papers reach you together in one packet.

Frequently asked questions

Is it legal to remove asbestos myself?

One kind of owner can. You must own a single-family house and live in it. In that home, Minnesota waives both the license and the permit fee for your own asbestos work. MDH’s strong recommendation is still to bring in a licensed asbestos contractor. A landlord, or the owner of a duplex or an apartment building, never qualifies. If you are weighing doing it yourself, call us first and we will walk you through what the job involves.

Where does a job become licensed work?

Measure before you decide. In a home, more than 6 square feet of friable material calls for a licensed contractor, and so does more than 10 linear feet of it on pipe. If neither length nor area works as a measure, more than 1 cubic foot of friable material does the same. Smaller jobs are outside MDH regulation, but MDH is clear that this does not make them safe.

What goes into the price?

Four things sit inside each price: the state permit fee, labor, air monitoring and disposal. The permit fee is $35 for a small home job and 3 percent of the cost of the asbestos work for a larger one. The material, its quantity and the hours on site set the rest, so we quote after the site visit and the lab report.

What if we uncover asbestos partway through a remodel?

To MDH, finding asbestos halfway through a remodel is not an emergency. Call for a sample, and regulated removal waits out the normal advance notice.

Can asbestos go to a county drop-off?

No. None of Hennepin County’s drop-off facilities will take asbestos, so leave it where it is and call us. Removal and the haul are both part of our job. The material is kept damp in labeled, leak-tight containers, and the waste manifest we fill out travels with it to the landfill.
